The Find Your Niche Prompt
Ten deals in, most agents already have a niche and cannot see it. This prompt walks through your last ten closings, finds what repeats, writes three candidate niches as situations in a place and a price band, runs the five-people test, and hands back a positioning line a stranger would understand. Start here; the 90-day calendar prompt takes its output.

How it works
Three steps.
- Copy the prompt into ChatGPT, Claude or Gemini, or open one with a click.
- Walk through your last ten closed deals, one at a time: place, price, what the client was trying to do, how they found you.
- Pick the niche that passes the five-people test and copy the NICHE block into a note. It is the first answer in the 90-Day Content Calendar Prompt.
Run it
ChatGPT and Claude open with the prompt pasted. Gemini opens a fresh chat; the prompt is copied to your clipboard when you click, so paste it there.
What happens in the chat
- Phase 1: the last ten deals. One deal at a time: town, price, what the client was trying to do, how they found you. Six is the floor; new agents use their last six conversations instead.
- Phase 2: what repeats. A short table of place, price band, situation and lead source with counts, then three questions about which deals you would do again and which drained you.
- Phase 3: three candidates. Three one-sentence niches in the shape situation, place, price band, each with what you already have that fits.
- Phase 4: the five-people test. Can you name five people in that situation right now? Candidates that fail get set aside. Two niches halves the effort on each, and it says so.
- Phase 5: the positioning line. NICHE, SITUATIONS, TOWNS, PRICE BAND, PROOF and ONE LINE, read back and checked for any word that describes who a person is.
What you end up with
- NICHE: one sentence, situation, place, price band
- SITUATIONS: three things a client is doing
- TOWNS and PRICE BAND, named
- ONE LINE: how you introduce yourself

FAQ
Questions, answered
Why situations instead of "first-time buyers" or "downsizers"?
Because labels for groups of people drift into fair housing trouble fast, and they are vague besides. "Selling a larger home after twenty years and buying something with less upkeep" tells you exactly what to write about. The prompt restates any label you use as a situation.
What if my deals are all over the map?
That is common in the first few years. The prompt looks for any repeat in place, price or situation, then asks which deals you enjoyed and would take again. If nothing repeats, it builds the candidates from what you want more of and tests each one the same way.
Can I have two niches?
You can, and the prompt will tell you plainly that two niches halves the effort on each. Most agents do better picking one for this quarter and adding the second once the first has content behind it.
