The 90-Day Content Calendar Prompt
One prompt, one chat, three things at the end: your brief, a twelve-week theme map, and month one written out post by post. It interviews you one question at a time, checks every hook for fair housing and made-up numbers, and never lets the AI invent a statistic. Copy it into ChatGPT, Claude or Gemini and answer the questions.

How it works
Three steps.
- Copy the prompt and paste it into ChatGPT, Claude or Gemini, or open one with a click.
- Answer one question at a time. It asks about your market, your price band, three client situations and the proof you can back up.
- Copy the BRIEF, THEME MAP and MONTH ONE it hands back into a note. Book a weekly 30 minutes to keep the calendar honest.
Run it
ChatGPT and Claude open with the prompt pasted. Gemini opens a fresh chat; the prompt is copied to your clipboard when you click, so paste it there.
What happens in the chat
- Phase 1: the interview. Seven questions, one at a time: market, price band, three client situations, three words for your voice, proof you can back with numbers, what you want to be known for this quarter, and the start date.
- Phase 2: check the brief. Three questions that catch the generic line and any word that describes who a person is instead of what they are doing. Then the brief, six lines, ready to copy.
- Phase 3: the twelve-week theme map. Twelve weeks across four pillars: Market, Listings and neighborhoods, Process and answers, You. You mark each week keep, cut or rewrite until at least eight stand.
- Phase 4: month one, week by week. Twenty pieces on real days: Monday post, Wednesday email, Thursday post, Friday story, one 60-second video topic. Every hook runs through a five-point quality pass.
- Phase 5: finish the quarter. Months two and three the same way, then four reminders that keep the calendar alive: save the notes, book a weekly 30 minutes, track three numbers, rerun next quarter.
What you end up with
- BRIEF: market, price band, situations, voice, proof, known for
- THEME MAP: twelve weeks, one pillar and one theme each
- MONTH ONE: twenty pieces with a hook and talking points
- Months two and three if you keep going

FAQ
Questions, answered
Which AI should I use?
Any of the three buttons works: ChatGPT, Claude or Gemini. ChatGPT and Claude open with the prompt already pasted. Gemini opens a fresh chat, so paste the prompt from your clipboard. The prompt is written to work the same way in each one.
Why does it ask one question at a time?
Because the calendar is only as good as the brief, and a brief written in one rushed paragraph comes out generic. One question at a time forces specifics: the towns, the price band, three real client situations, and proof you could show a client.
What is the fair housing check?
Every hook is checked for language that describes who lives somewhere or who a home is "perfect for." The prompt rewrites labels for groups of people as situations, such as "first purchase after renting," and keeps neighborhood talk to the homes, named parks and drive times. You still read everything before it goes out; the AI drafts and you edit.
Will it make up statistics?
It is told not to, and it only uses the numbers you give it in the brief. If you have no proof number, it leaves that line blank instead of suggesting one. Check every figure anyway before you publish, the same way you would with a new assistant.
How long does it take?
Plan on 30 to 45 minutes for the interview, the brief and the theme map, and another 20 minutes for month one. Months two and three can wait for another sitting; the prompt picks up from the notes you saved.
