The Recruiting Conversation Prompt

For brokers and team leaders. Describe the agent you want by what they are doing now, give three true and specific things about your office, and get the first message, the coffee agenda with five questions you ask before you pitch, and the next-day follow-up. It flags any promised income, any number you cannot show, and any word about another brokerage.

How it works

Three steps.

  1. Copy the prompt into ChatGPT, Claude or Gemini, or open one with a click.
  2. Describe the agent by their work: what they sell, where, what they post, what they have said, who you both know.
  3. Approve the three pieces, send the first message yourself, and keep a note of what they say at coffee.

Run it

ChatGPT and Claude open with the prompt pasted. Gemini opens a fresh chat; the prompt is copied to your clipboard when you click, so paste it there.

What happens in the chat

  1. Phase 1: the agent. What they sell and where, what you can see publicly, what they post, what they have said about what they want, who you both know, how you would naturally run into them.
  2. Phase 2: your office. Three true, specific things with evidence: how marketing is done for agents, how a new agent's first listings are supported, the structure if you state it, one quote from a current agent with permission.
  3. Phase 3: the three pieces. A first message under 80 words with no pitch, a coffee agenda that starts with five questions, and a next-day follow-up under 100 words.
  4. Phase 4: the check. Flags for promised income or results, numbers you did not give, labels, and talk about other brokerages.
  5. Phase 5: the handoff. Send it yourself, keep the note.

What you end up with

  • A first message under 80 words
  • A coffee agenda: five questions, three facts, one next step
  • A next-day follow-up under 100 words

FAQ

Questions, answered

Why five questions before I say anything about my office?

Because the agent is deciding how well you listen, same as a seller. The questions tell you what they want, and the three things about your office land better when you can tie them to an answer they just gave.

Why no talk about their current brokerage?

Because it makes you the recruiter who talks down other offices, and the agent will assume you would do the same about them. The prompt keeps every line on what your office does.

Can it write the message to ten agents at once?

It could, and every one of them would read like a form letter. Run it per agent, with one specific thing about their work in the opener, and send it yourself.
