The November Listing Push: A Four Week Plan for Sellers Who Will Not Wait

A listing that goes live in November has about four weeks before the holidays take over the calendar. Here is the week-by-week plan that keeps it in front of buyers, with the pieces, the days, and a seller script.

The November Listing Push: A Four Week Plan for Sellers Who Will Not Wait

To market a listing that goes live in November, plan four separate weeks instead of one launch. Week one is the launch set, week two is a new angle on the same house, week three is a short holiday-week piece, and week four hands the listing to December. A fresh piece every week keeps it visible after the first post fades.

That is the idea behind our listing marketing service, and the rest of this post is the calendar: what goes out, on which day, and who owns each piece.

Many agents put everything into launch day, then go quiet. In November that habit costs more, because the calendar fills with travel and holiday plans. Sellers who list now are not waiting for spring. They deserve a campaign, not a sign in the yard.

Why a launch post is not enough

Metricool's 2026 Instagram trends data found that 70% of total views on Instagram happen in the first three days, and performance flattens out fast after that. Read it as a scheduling rule: a post is mostly spent by day four.

If the launch post is the listing's only content, it gets about three days of attention and then silence. A four week campaign needs at least four moments.

One limit up front. We cite no study of how many buyers shop in late November or December, and local numbers belong to your MLS. This plan depends only on how attention works online, which you control.

The calendar at a glance

Use these dates as a model. The example listing goes live on Monday, November 9. Thanksgiving is Thursday, November 26, inside week three.

  1. Prep week (November 2 to 8): photos, shot list, dashboard submission, seller conversation.

  2. Week one (November 9 to 15): the launch set and the open house.

  3. Week two (November 16 to 22): a new angle on the same house.

  4. Week three (November 23 to 29): holiday week, scheduled early.

  5. Week four (November 30 to December 6): recap, seller update, first December piece.

If your listing goes live on a different Monday, slide every date. The sequence is the plan, not the squares.

Prep week: finish the inputs before the clock starts

A November listing loses the most time before it is live. Daylight is short, and a seller still moving furniture pushes the launch.

  • Book a daylight photo slot and ask for one exterior at dusk, since evenings arrive early now. You book the photographer; we supply a shot list so what gets captured fits the layout.

  • Film the walkthrough clips from the same list: front door, kitchen, main living space, primary bedroom, yard, best view.

  • Ask the seller to keep seasonal decor light, so the photos still look right in January.

  • Submit through the dashboard at least four days before go-live, with the draft, the photos or shoot date, and the key facts.

The free Listing Launch Checklist puts each piece on a real date.

Week one: the launch set

Week one carries the most pieces because the listing is new. Build it as one matched set, with the same photo treatment, type, and layout on every piece.

  • Monday: the just listed carousel, ten best photos in order, with a caption that leads with the street. Metricool's 2026 Instagram study found carousels generate nine times more saves than single-image posts, so this is the post a buyer saves.

  • Monday: the walkthrough Reel, 30 to 60 seconds. Metricool reported average Reel watch time more than doubled to 8.5 seconds, so open on the best room, not the front door.

  • Tuesday: the property email to the database, one image and a button to the listing page on your site.

  • Thursday: a Stories sequence with a question sticker, and the open house announced.

  • Saturday: the open house, with a recap post the next day.

Schedule the feed posts for the evening. Metricool's data showed 7 to 9 PM is when engagement is highest on average, any day of the week. Treat that as a starting point, then check your own analytics. For the full 14-day sequence behind this week, see the listing launch system.

Week two: a different angle on the same house

Week two is where most plans collapse. The launch is done and nothing new seems left to say. The fix is to say something the launch did not. Pick two:

  • A room or feature the launch skipped: the kitchen island, the laundry room, the yard at dusk.

  • A neighborhood piece about the walk to the coffee shop or the park, which is a place, not a claim about who lives there.

  • A before and after of the prep work the seller did.

  • A Reel cut from the same footage with a different first frame.

Make one of the two a Reel. Metricool's 2026 Instagram study found Reels generate more than four times the interactions of single-image posts.

Ask for saves, not likes. Metricool found asking for saves nearly doubles them, up 92%. A caption ending "Save this for the weekend tour" does more work than "Like if you love it."

Week three: holiday week, scheduled early

Build nothing new in Thanksgiving week. Build it in week two, schedule it, and tell the seller so a quiet feed does not read as inactivity.

  • One short piece early in the week, such as a Reel of the house with the lights on at dusk.

  • One email to the database before Wednesday, ahead of the travel days.

  • The weekly seller update on Monday, listing every piece that published and every showing request.

Skip anything that needs a live reply on Thursday. Nobody is waiting for it.

Week four: hand the listing to December

Post a recap, add the showing count if the seller approves, and schedule the first December piece. If the listing is under contract, the under contract and sold pieces take over. If not, a new angle starts the next cycle.

A worked example

An agent on a ten-agent team lists a four-bedroom house on Monday, November 9. She submits on Wednesday, November 4, with 28 photos and a dusk shot. The set is built and approved before the weekend.

On the ninth, the carousel and Reel go out at 7 PM, and the email follows Tuesday. In week two she posts a kitchen Reel and the walk-to-the-park piece, each with a save prompt. In week three the dusk Reel is already scheduled. In week four she posts the recap. The seller never asks what is being done, because the answer is in the weekly update.

The seller conversation

Some sellers want to wait for spring. Do not argue, and do not make market claims you cannot show. Offer the plan:

"If you list now, here is what the next four weeks look like. Week one, we launch. Week two, a new angle. Week three, a short holiday piece, already scheduled. Week four, I send you a recap. If you would rather wait, I will prepare the same set now so it is ready the day you say go."

That replaces a debate with a calendar.

By the numbers

  • 70%: the share of Instagram views that happen in the first three days, per Metricool's 2026 Instagram trends data.

  • 8.5 seconds: average Reel watch time in Metricool's 2026 Instagram study.

  • More than four times: the interactions Reels generate compared with single-image posts, per the same study.

  • Nine times: the saves carousels generate compared with single-image posts.

How Urban Marketing Edge handles this

This plan builds on the listing launch system we run for Rocks Realty, whose 2025 ended with 90 families closed and closed volume up from $37M to $52.7M. Agents submit through the dashboard, and our team builds the matched set for feed, Stories, email, and print the week the listing goes live, then queues each later piece on its day. The broker approves the set once. Each launch shows up in the plain-language monthly report. Listing marketing is included in Broker Growth, Team Marketing Department, and Luxury Agent Studio, month to month, billed in advance, with no setup fees. The full scope is on the listing marketing page.

Questions brokers ask

When should a November listing go live?

As early in the month as the photos and the seller allow. The first or second Monday gives the plan all four weeks, with the holiday week in the middle. A listing that starts after Thanksgiving gets a shorter version: the launch set, one new angle, and a seller update.

How many posts should a listing get in November?

Plan one fresh feed piece per week at minimum, plus Stories and one email in week one. After week one, a different angle each week matters more than volume, since most views arrive in a post's first three days.

Should an agent pause marketing during Thanksgiving week?

No, but change the job. Build and schedule the week's pieces beforehand so the listing stays visible while you are away. Send the seller update on Monday and avoid anything that needs a live reply on the holiday.

What if the seller wants to wait until spring?

Offer the plan and the prepared set instead of arguing. Show four weeks on a calendar and say everything will be ready the day they say go. Do not quote market claims you cannot back with your own MLS data.

Who films the walkthrough?

The agent films it from a shot list we supply, and the agent books the photographer. Urban Marketing Edge does not send a crew. We edit what the agent captures into the Reel and the rest of the set.
